Policies

At Ashe River Cabin, our goal is to ensure a comfortable, safe and enjoyable stay
for all of our guests. Here are our current rates and policies. Please let us know if
there is anything we can do to accomodate your needs.

Our Check-in time is after 4 P.M. EST and Checkout time is 11 A.M. EST. NO Early Check-in or late
checkout unless agreed to in writing. A lockbox is located at the house.

RESERVATIONS - An advance payment of 50% of the rental rate, plus $200 security/damage deposit
to reserve your stay. This must be received within five (5) days of booking the reservation. The balance
of rent is due fourteen (14) days before your arrival date.

Payments for reservations made less than 14 days out are due at booking.

PAYMENTS - We accept credit cards (PayPal) or personal checks. Personal checks made out to
'Stockburger Properties' must be received 10 business days prior to rental date.

SECURITY/DAMAGE DEPOSIT - A security/damage deposit of $200 is required. This is payable
when the reservation is made. This deposit is used as a reservation deposit and automatically
converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however,
it is fully refundable within fourteen (14) days of departure, provided the following provisions are met.
No damage is done to the house or its contents, beyond normal wear and tear.
No charges are incurred due to contraband, or collection of rents or services rendered during the stay.
All soiled dishes are placed in the dishwasher and cleaned.
All keys are left on the kitchen table and unit is left locked.
All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
NO early check-in or late checkout.
The grill is clean.
The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.

CANCELLATIONS - We will give you a full refund if you cancel thirty (30) days in advance of arrival.
Cancellations or changes that result in a shortened stay, that are made less than thirty (30) days of the
arrival date, will be refunded if we are able to re-rent. Early departure does not warrant any refund of
rent.

MAXIMUM OCCUPANCY - The cabin comfortably sleeps 6-8 guest.

SMOKING - Smoking is Not Allowed in the house or on the property. Failure to comply with this policy
will result in loss of security deposit.

PETS are Not Permitted under any conditions. Failure to comply with this policy will result in loss of
security deposit.

FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to
forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to
check in.

INCLUSIVE FEES - Rates include a one-time linen & towel setup. We do not permit bath towels or
linens to be taken from the house.

FURNISHINGS & EQUIPMENT - Our house is furnished with the basic supplies, glasses, dishes, pots
/ pans, silverware and appliances. We will supply a starter supply of dishwasher and laundry soap, and
paper products. Do not forget to bring a flashlight and your directions page. The direction page will be
emailed to you before your scheduled arrival. It will contain directions, lockbox code and emergency
contact numbers.

APPPLIANCES & EQUIPMENT - We cannot guarantee that breakdowns will not occur, however we
will make every effort to ensure repairs will be made as quickly as possible. No refunds or discounts
will be made due to malfunctions. Do not adjust the refrigerator settings; it takes a little time to cool
down after placing warm items in it. Do not adjust the dishwasher settings.

FIREPLACES -The fireplace is a non-vented propane gas log firebox. Please do not throw any paper
or other combustible materials in the fireplace. The fireplace is turned off from June 1 - August 31; and
is not operational during this time of the year. A remote is provided for use with the gas logs. Loss of
the remote will forfeit your $200 security deposit.

SMOKE DETECTOR - These are installed for your protection. Please notify us upon arrival of any
problems.

GRILLING - A Charcoal grill is provided. Please use on the back patio or in the yard. Do not grill on the
porch or deck. All ashes must be removed upon departure or there will be a $ 10.00 charge for
cleaning.

LOST KEYS - $10.00 fee will be charged for lost keys.

PHONE - The house phone is for local calls only. There is limited cell phone coverage in the area
(Verizon is good, not sure about the other carriers).

WATER AND SEPTIC - This cabin is on a well and septic system. The mineral content in the water is
high. During a drought, the well water may have an odor. The septic system is very effective; however,
it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No
feminine products should be flushed at anytime. If it is found that feminine products have been flushed
and clog the septic system, you could be charged damages of up to two hundred dollars ($200).

TRASH - Trash must be dropped off at one of the local convenience centers. Locations of the
convenience centers (trash and recycling) are listed at the cabin. If you are leaving on Sunday,or a
holiday, you may leave one bag of trash in the kitchen area. Failure to comply will result in your security
deposit being charged.

WEATHER - If you are vacationing in the High Country during the winter months, please come
prepared to drive in snow and/or ice to reach your destination. Mountain roads can be curvy and steep.
Gravel drives are well maintained; however, we do recommend chains or 4 wheel drive on secondary
roads. We are unable to refund rental fees due to inclement weather.
